1. Acceptance of Terms
By accessing or using SiteClear ("the Platform"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Platform.
2. Description of Service
SiteClear provides AI-powered commercial real estate site analysis reports, including zoning data, demographics, environmental flags, pro forma analysis, and related property intelligence. Reports are generated from publicly available data sources and are provided for informational purposes only.
3. Report Accuracy Disclaimer
IMPORTANT: SiteClear reports are generated from third-party data sources including Regrid, US Census Bureau, FEMA, and USGS. Data may not be current or complete. Reports do not constitute professional engineering, legal, or financial advice. Always verify critical data with qualified professionals and local authorities before making investment decisions. SiteClear is not liable for decisions made based on report data.
4. Account Responsibilities
- You are responsible for maintaining the security of your account credentials
- You may not share your account with others (Enterprise multi-seat plans are the exception)
- You may not use the Platform for any unlawful purpose
- You may not attempt to reverse-engineer, resell, or redistribute Platform data
5. Subscription & Billing
Subscriptions are billed monthly. You may cancel at any time; cancellation takes effect at the end of the current billing period. No refunds are issued for partial months. Report quotas reset on your monthly billing anniversary.
6. Report Quotas
Each plan includes a monthly report quota. Unused reports do not roll over. Exceeding your quota will prevent new reports until the next billing cycle or an upgrade. New users receive one complimentary report before account creation is required.
7. Intellectual Property
SiteClear and all associated branding, software, and report formats are the intellectual property of Burbach Legacy Trust. You retain rights to any reports you export from the Platform. You may not reproduce the Platform interface or resell reports without written permission.
8. Limitation of Liability
To the maximum extent permitted by law, SiteClear shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Platform. Our maximum liability shall not exceed the amount you paid in the 3 months preceding any claim.
9. Governing Law
These Terms are governed by the laws of the State of North Carolina, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Iredell County, North Carolina.
